Acquiring An 'assent' [title Deed Transfer] - 23-01-2007, 10:43 AM

I am carrying out the administration on my late uncle's estate (UK law). So far I have done the probate which was straight forward enough, however, now I need to transfer the Title deeds of his property to myself (which he left me in his will).

I cannot find anywhere a book/website/helpline etc that deals with this in more than a couple of lines? Conveyancing books hardly cover it. I need something detailed, but simple that will explain the procedures to me. Can anyone help? The Land Registry's site is not much help either.

What is the difference between a 'registered' and 'unregistered' title as I understand that if the property is 'registered' then it is possible to acquire the Assent without the use of a Solicitor.

My Aunty originally owned the property which was then transferred to my uncle when she died. Does this mean that the searches etc that need to be done on the property and land will therefore have been carried out and the property is therefore 'registered'??

I believe that I need to fill in form AS1 from the Land Registry, but need some detailed assistanace to ensure that I do this process correctly.

Any answers would be very gratefully received.
