Future Landlord Obligations

Wondering if someone could advise as to a future landlord's legal obligations. My wife and I are looking to rent a house in the near future. On viewing the house today, we noticed that the boundary fencing was either missing or partly collapsed. The letting agent told us that the landlord (Crest Nicholson!) has no interest in erecting any new fencing - her comment was that there the area of undergrowth that could act as a deterrent to trespassers, although they would have no problems with the tenants putting a fence up themselves. I know that a landlord is obliged to ensure the tenant's safety - it could be easy for children to wander....; does this apply in this particular situation?
