Hello everyone,

I rent a facility in Old Riga (Latvia) which is located in an old building with one Hostel (backpackers accommodation) and a night club (striptease).
I was thinking to open up a small café in this very fruitful location and made a quick decision to sign up a rent contract ( I even have a really nice discount for first six months).
After I spoke with a construction expert I found out that its very costly to build a Café since ventilation is poor, toilet is too far and its impossible to construct a good kitchen.
Now I have a dilemma: I have a very nice facility in the heart of Old Riga with a very nice rent deal from the owner but I have no idea what I can settle up and open so that it could be profitable.

Here I am giving the details:

Location: Old Riga
Loc.(cont’ed): Old Building with a hostel and night club
Facility: 36sq m.

Potential target markets: 1. Backpackers, young students, budget tourists ( age 19-30)
2. Night club residents ( upper income males, age 30-55)

I will appreciate any suggestions and recommendations on what I can open up in this facility with minimal expenses.

Get out of your deal, if you can, and find a better location nearby. The building sounds very suspicious, particularly as the owner offered a discount - why?

Find out about all these problems before you sign anything. Location is so important in retailing. What if they closed the night club or hostel what would you do?

Look for a location with a lot of passing customers, for example, near other established and popular shops or railway or even where new shops are being built, where they have a growing trade but of course no other cafes.

I don't understand your question? Can you please use this forum for discussion and not as a means to advertise products. If you have a specific comment to the thread you can reply with a sensible comment. Otherwise I suggest you start a new thread or contact the moderator for clarification.
